    2. 66 Lot Single-Family Cluster Subdivision - NYS Route 146/Posson
       Road/Concord Hill Dr - BM Guilderland, LLC

        The proposed Barth Meadows Cluster Subdivision project area consists of 4


        parcels with tax map identification numbers of 39.00-3-34, 39.00-3-35, 39.


        00-3-36 and 39.00-2-28. The total project site area consists of approximately 86.


        97 acres located in the Residential Overlay (RO40) District. The project


        proposes a residential cluster subdivision with 66 single family homes, which


        under provisions of the RO40 district will have a minimum lot size of 15,000 sf.


        Approximately 4,811 linear feet of proposed roadway with associated utilities


        will be constructed to serve the single-family lots with connections to Route 146,


        Posson Road and Concord Hill Road. The roadways are intended to be dedicated


        to the Town of Guilderland. The existing municipal water main (Guilderland

        Water Department) located along Route 146 is presumed to have enough


        capacity to serve the proposed development. An expansion of the existing


        district or creation of a new water district will be required as the project site is


        not within the current district. The existing sewer main (Guilderland Department


        of Waste Water) located in the adjacent development on Concord Hill Drive is


        presumed to have adequate capacity to service the project. The project site is


        outside the existing sanitary sewer district, so an expansion of the existing


        district or the creation of a new district will be required.




        For calculating density bonuses of the proposed Barth Meadows Cluster


        Subdivision the Planning Board will consider Section 280-13.C and 280-35.D.3


        and 4 of the Zoning Code.
