Consideration of Issuing a SEQR Negative Declaration and Consideration of Final Plat Approval for a 2 Lot Minor Subdivision -- Grant Hill Road (Tax ID# 61.00-2-12.1 -- Emery and Patricia Lemieux The applicant is proposing a 2-lot minor subdivision of 80.5 acres of land located in the RA3 District. Lot 1 would consist of 1.9 acres and would be located on the west side of Grant Hill Road. Lot 2 would consist of 78.51 acres and would be located on the east side of Grant Hill Road. The Planning Board issued concept plan approval for the subdivision at their January 10, 2024 meeting. 4. PUBLIC HEARING. Consideration of Issuing Site Plan Approval for a 12 Unit Residential Facility, Independent Living Development - 3407 Carman Road - Donald F. Cropsey, Jr. The applicant is proposing a 12-unit residential facility, independent living development on 1 acre of land located in the Local Business (LB) District. The development will consist of 3 buildings with 4-units in each building. 5. Consideration of Issuing a SEQR Negative Declaration for a 3 Lot Subdivision - 6051 State Farm Road - Hiawatha Land Development, LLC The applicant is proposing a 3 lot subdivision on 19.2 acres of land located in the R40 District associated with the previously approved Special Use Permit for a 256 unit residential facility, independent living development (Hamilton Parc). The applicant is proposing separate lots for Phase I and Phase II of the development for financing purposes. Lot 1 will consist of 9.41 acres and contains Phase I of the development and approximately 130 units. Lot 2 will consist of 6.64 acres and will be Phase II of the development. Lot 3 will consist of 3.18 acres of land the applicant is proposing to convey to the town for town Guilderland Planning Board Page 1 of 2 Planning Board - 05/08/24 park purposes and will be incorporated with the 24.5 acres located to the west, which is also proposed to be conveyed to the town and will become a new town park named Kaikout Kill Park totaling 27.7 acres. The Planning Board issued concept plan approval at the April 10, 2024 meeting. 6. Consideration of Issuing a SEQR Negative Declaration for a 3 Lot Minor Subdivision - 6283-6285 Farm Lane - Ecolegacy Values, LLC The applicant is proposing a 3 lot minor subdivision of 68.45 acres of land located in the Rural Agricultural (RA3) District. Lot 1 would consist of 16.02 acres and Lot 2 will consist of 52.43 acres. Lot 3 will consist of 60.53 acres in the RO40 District. A change in zone was approved by the Town Board in December 2023 to rezone a portion of the parcel from the Residential Overlay (RO40) District to the Rural Agricultural (RA3) District. The applicant is now requesting to subdivide the RA3 District in order to accommodate a ground mounted solar facility.
