Continued Discussion - Dutch Mill Acres Planned Unit Development - 3633 Carman Road - Rosetti Acquisitions, LLC This is a continued discussion from the Committee's January 21, 2021 meeting. The applicant is requesting the property to be rezoned from the General Business (GB) District to a Planned Unit Development (PUD) District to allow a development consisting of 96 townhome units in 8 unit buildings and two 3,000 square feet commercial pad sites adjacent to Carman Road on 16.23 +/- acres. The site is located between Spawn Road and Lone Pine Road. The applicant has provided the following additional materials requested by the LUAC at the 1/21/21 meeting, as follows: • Signal warrant analysis for the Lone Pine Road/Carman Road intersection. • Concept single-family layout showing 29 lots could be developed with 14.35 acres of land disturbance and limited preserved greenspace area to the abutting single-family uses. • Dutch Mill Acres PUD site plan showing 10.63 acres of land disturbance and preserved greenspace area adjacent to the abutting single-family uses.
